Sooner or later, they will leak - and they will usually gather unto themselves large puddles which WILL sit directly over where the cracks are. There's probably a mathematical law for it. However, for anything other than major "entire roof is falling apart" scenarios, this product (if used correctly) is excellent for sealing leaks and keeping them sealed. I've applied this stuff in horrible hot and dry conditions and miserable cold and wet conditions - but Isoflex Liquid Rubber still performed excellently despite less than perfect conditions for application and drying. I'd recommend this product utterly and absolutely for any such repair tasks. (Just don't use a brush you LIKE when apply it, because it WILL gunk the brush up terminally). I haven't tried it as it's meant for flat roofs. Personally I'd say there would be too much movement, go for white or cream silicone. If the entire thing is leaking then, in my opinion, your looking at a complete replacement unfortunately. **Q: Could this be used to seal around a garage workshop pit. I have a small leak where the wall and floor meet.** A: i cannot see why not i did my walls in the garage where the wall and floor meet **Q: Can i use this on outside concrete stairs** A: I’m not sure how you would get it runny enough to paint it on, it’s very thick and ‘gloopy’ and sticks to the brush, we ended up using a stick to get it to stay on the fence posts, it went on in lumps! **Q: Can I use this to seal around a concrete sectional garage, the walls to the base?** A: I have never tried anything like this. But I'm sure you could use this, and I'm sure it would be effective, but it is very very expensive and probably wouldn't look good.
