This could have been presented once, since it applies universally. There was a modicum of useful information interspersed, but the whole experience became so mind numbing that it was hard to appreciate it when it was presented. Then the author used terms he invented, like sharper and softer returns. What is that? There are industry standard terms that have well understood meanings. What was needed was not endless repetition and meaningless descriptions but practical information about expected ratios of various items that convert income and expense into value. A few example appraisals torn apart and analyzed would do the trick.

Every chapter repeated the same thing, inspect the facility, talk to the manager. Duh. This could have been presented once, since it applies universally.
